Confessions of a Southern Maryland Realtor Snack Food Addict...for the record...Okay, this post was inspired by Richard Weisser's Georgia Post about domain names. However, this confession is made possible by the 30 days of 30 postings without a listing post contest sponsored by Active Rain. So, for posterity, my Snack Food Addictions have included but are not limited to:

The entire Sixth Grade of lunch bags filled with  Peanut Butter and Marshmellow Sandwiches. You'd have to be there...no comment form the Peanut Gallery!

Several years of Jeep Rides for a McFlurry with Oreo and Reese's Pieces and Trapper Triever by my side.

Several calorie laden years of "my Jeep brakes for all Starbucks" as in the Venti Java Chip Frap.

And currently, unveiled, are the Jeep Jaunts to Rolands for the 100 calorie Ice Cream Klondike Bars. The only problem is that there are six in a box.

I would trade this for the name domain addiction any day. But Riley Rover has a say, and clear as day, he likes the last bite of the Klondike Bar. And if there are six, he gets more licks!

For every action there is a reaction...in Active Rain Blogging, too! Okay, I am about a third of the way through the Active Rain Challenge of write thirty blogs, one a day, no listings included, for thirty days. Sound easy? Try it!

I have noticed with blogging that I now observe my surroundings more and then take more photos. A basic non interest in photography has zoomed up to a very healthy interest. This means I notice my surroundings more and then take time to photograph them to illustrate a point.

Hence, I pulled over on a sunny day and took photos of a sunflower field. Then I stopped and took note of a gaggle of geese. This same gaggle caused a traffic jam in the Beach the following week. I am thinking of posts during the day. I am reading Realtor articles more intently to discuss different items. I am more engaged I would say. Not to mention I am in Barnes and Noble looking over photography books.

My Physics Class had it right. For every action there is a reaction. Have a Safe Labor Day Weekend and enjoy the unexpected sunshine. Hey, wander down to Southern Maryland to soak up some Bay on a Sunny day! You just may want to check out homes in this easy D.C. Getaway..for every action there is a reaction, and it will be love at first sight in Southern Maryland. P.S. The Geese have the right of way. P.S.S. There's a place to stay overnight and a Breakfast Buffet in the morning at the Road n Reel Complex below. Oh, and order up a crabfeast at Abner's across the street. That Southern Maryland combo is tough to beat!

How to make the flashing light in the Jeep right! About the time my newest client and long term neighbor was making decisions on which repairs would be selected out of the Amerispec home inspection completed today, I was making the decisions on which Jeep repairs would be selected. He wisely noticed that we had the same problem but he had more digits or zeros at the end. We forget because we do this so often how big a deal this is in preparing a home to go on the market.

Somehow my tune up routinely suggested at Valvoline in Prince Frederick became a $530 estimated repair job plus $200 on something else and $1050 on something else at a local place that ran all the tests today. Cylander three got kind of expensive. I think it is time to go shop the quote. And I am doing a service for my clients when I get them bids, too, and understand and assist in prioritizing which ones will be required for loan purposes. I need to check out these prices and find out the real deal on the Jeep like I do on home inspections for my clients.

How to make the flashing light in the Jeep right! I need to work further on this project this week. $500 for a tune up seems kind of steep for my Jeep. I only put about 12K miles a year on my Grand Cherokee! I'm going to explore some repair options. Old Blue, my first Real Estate Car, looks really pretty in moments like this. Especially when I have nonstop appointments coming up in Southern Maryland before the Holiday Weekend.

Friend, friend, you've got a friend...Day 3 of the Southern MD Realtor Blogging Challenge...Okay, here you go again...no listings, no work, just a post about this or that. My cousin put this post on you tube the other day and of course I have blasted it everywhere because of the dog lover I am! Isn't this video a beautiful display of friendship?

Friendship takes so many forms. It is no wonder that Riley Rover LOVES my folks. When my Mom shows up he dances and prances and squirms until she comes over and pets and notices him at length. He gallops the side of the porch to announce my Dad is here. And when I got home last night, there was a great big 20 pound bag of dog food by the door so he could sample something NEW. Okay, he is their Grand dog and he shows he LOVES them in many ways.

Friendship takes the form of a trip to Homestead Gardens to meet an assortment on high school chums from Severn School that have not been together in 35 years just to meet for a chili cook off for kicks this weekend.

Friendship takes the form of a special call or note or thoughtful gesture here and there. But friendship takes the cake here:

A Different Kind of Sunday...Day 2 of the Southern Maryland Realtor Blogging Challenge. Sunday is going to be different. Sad and Glad. Sunday for a few decades has been is a kick back day. No appointments, no paperwork, just invest in relaxation or family or friends and just kick back. It's a hang out with the dog kind of the day because the other six are ninety miles an hour up until 9PM.

Anyway, there is an Annapolis Tomato Festival at Homestead Gardens on 8/28/2010. Some High School Chums will be there to enter a Chili Contest. I may just end up there for kicks. Homestead Gardens in Davidsonville MD is a sensory delight. It is breathtaking Nursery that is simply stunning. I usually only visit around Christmas so this will be a treat.

A young Client of mine will have Funeral Services nearby that day. This is very sad. It is in the Church where my Folks eloped many moons ago. I have never been inside the Church.

I think a stop at the Beach after wards to perch and watch the Bay and Sunset will be a good way to end up the Day. You never know, but this just might be a different kind of flow for a Sunday afternoon in Southern Maryland. I am so proud of myself, contest entry 2 and no mention of listings or tech tools or work. 28 entries to go with no misbehavior. Uh oh.

Try,try again...Day one of the Realtor Active Rain Blogging Challenge....Me and my big mouth. I had to go talk about listings on the first try of the challenge. Okay, this is a bare bones post with no listing information so I can start day one of the challenge and abide by the rules!

The highlight of my day was a few minutes ago. My Mom stopped by for a quick visit. My Golden Retriever, Riley Rover, has a neurological disability. He chose me and I chose him. There are quirks in our existence like he will NEVER go down the stairs alone when on the bedroom floor. Matter of fact, he barks until I stop what I am doing, go stand by him, put my hand on his butt, and walk down with him. Mind you, he is mouthy and all bark when he wants to head down a flight of stairs with me leading the way.

Until today. I knew my Mom was coming but I lost track of time. Riley all of a sudden started making a thunderous, galloping noise upstairs. Then he barreled down all by himself. Then he went to the door and frantically danced. About this time, as I was getting over the wonder that he had done all this by himself, alone, I remembered Mom was due any minute.

And Mom surprised whim with a new dog food to sample. However, one Southern Maryland Golden Retriever with a bossy bark and a come now attitude has just BIG TIME blown his cover. He can do those stairs!

So the Active Rain Realtor Challenge is THIRTY Days of THIRTY Blogs in Southern Maryland. YOWZA! But what Realtor, particularly this Southern Maryland Realtor, can resist a good blogging challenge? Okay, Day ONE of the Active Rain Blogging Contest, what's in store today for the Golden Girl as a Southern Maryland Realtor Blogger?

I have a new listing on 210 Chesapeake Beach Road in Owings MD that is hot as a fire cracker and I need to follow up on phone calls about it and continue processing it through all the cool tech tools I do for a Southern Maryland listing for sale. This link to my Real Bird Single Property Website Flyers is also something I added to my email signature line.  Two more listings are coming to the Chesapeake Beach vicinity the next few weeks so bookmark this if you are in the market for a rehab or fixer up under $250,000 in Chesapeake Beach MD 20732. 

I also need to check links on my sites since I am veering the direction of more blogging and less static websites without the Google Juice. I've contacted ecare at RE/MAX and their site has a property search widget that can be used on your Active Rain Blog. I received some directions and also those from Wolfnet so one way or another, it's more blogging, so search buttons for homes and land in Southern Maryland is a priority to incorporate on blog sites.

I've agreed to help a fellow Realtor with a monthly Price Workout with her Seller and do the Presentation the way I do with each of my Seller clients each month. I need to check she is getting her Notebook of Casper Showing Graphs, Feedback Reports, Marketing pieces etc. together so I am ready to rip and roar on the hour I have allocated to help her before showing Annapolis area properties.

I've talked with rbintel.com and have asked to beta test their new product to be unveiled at the MAR Convention mid September. It will enable graphs and videos and detailed stats on blogs for the Southern Maryland 10th of the month reports. Learning how to use some of the data on Excel now such as sq. ft analysis on homes in Southern Maryland that is not readly available.

Calls, tech tools, follow up, possible upcoming offers...that is Day One on the first day of this Blogging Challenge. Day One, 29 to go! One messy desk, one pile of paperwork, and lots of return emails to go!

Well, let's say you have a couple of days to get ready for a home to get on the market. You have a house that has not been subject to the organized military moves in decades. There could be hoarding, there could be an estate sale, there could just be one big mess. And there is you, yourself, and you plus all the relatives and friends, and who can blame them, who are at the beach or the Redskins game or the family BBQ. You'd like to be there, too, but you have work to do. Which means it is still YOU who has to do all this and there may be torpedo type time limitations.

6. Barter goods in exchange for repair, cleaning and fix up services.

7. Have relatives or neighbors remove desired items and barter services or do it for goodwill.

8. Pack up and Bag up what you can to reduce hauling expenses when possible. Consider an Auctioneer.

9. Tweet and Facebook any requests or freebies! And blog it! Hog the air waves.
