You have spent hours and hours and hours and actually the better part of a day researching the number, then compiling the research down to maybe an hour of important facts, and the Seller gets the same Number as you do CLEAR AS DAY!
You analyze what needs to be done to get the home SOLD in a timely manner and the Seller agrees to jump on board. My routine is to call in a tough Home Inspector, use the list as a punch list, hire a Home Improvement Contractor, and go to town on the TO DO List plus the needed paint, flooring, mulch and de clutter projects.
It's a funny thing. When the Seller lets you do your job, and then does their part of the teamwork, then the Home gets SOLD. Not much time, not much confusion, and not much hassle.
And if the Buyer has done their part, and done their Loan Pre Approval up front, Hoorah Hoorah this is the quick path to the exchange of Keys and the phone call to Moving Vans.
Yes, you can, too. Just do your part. Sellers, price it corrrectly for this market and prepare the home as you would want to purchase one. Or if you are a Buyer, get your loan paperwork up front.
