I've taken my Real Estate Business to a Notebook System...Ramblings of a Southern Maryland Realtor! Okay, I hoisted the white flag. I cried Uncle. I have changed a system. I absolutely had to do something. The Southern Maryland contracts are maybe 60 pages. Listing contracts are two plus dozen pages. Then several dozen pages and more of research. And the list goes on. We need forests. We need moving racks just to go in the homes for presentations. I have accepted facts and switched to a new system. Or let's call it a hybrid system. I like simplicity. I am color and visually motivated. So my normal decade long system of seven colored folders in a hanging file folder still works to a point but not well enough anymore. So...I still use Purple for closing docs, yellow for contracts, lavender for offers, green for listing docs, pink for forms, and blue for junk...oh and manilla for misc...it's the listing docs and monthly Seller updates that have me zippers. Papers are everywhere. So, it happened,,,the change is effective today.

And I mean Doctorate Level Research. Each Monthly Pricing Workout with a Seller takes hours of preparation. But to nail the price at 99-100 percent year after year with 60 days and under days on market there is some "Golden Results"method to this madness. I now also have a second one inch Wilson Jones binder to give each Seller originally which is our Marketing Communication Binder. Then each month, I take a blue notebook filled with the research on the State of the Market the last 30 days. They can insert this research in their Communication Binder. I also follow up with a 30-60 minute Speed Open to do two things at once. Also, when I pull the Casper the Ghost showing Reports off Trulia, Zillow, etc, I can promote the Speed Open at the same time. What goes in the one plus inch notebook? Everthing but the kitchen sink. Tax records, market stats, comps, actives to shop & compare the selected number, Casper Showings, CSS Feedback, and the list goes on. This Golden Girl gives sure fired Golden Results in her Listing Process. Yep, there are notebooks now. No wonder all the paper in the fax and printer in three hole punch always!
