TESTING 101!!! GotoMeeting.com TODAY 4PM EST Happy Hour Southern MD Listing Presentation & Pricing Scripts. Okay, you know I like the "Feel the Fear and Do it Anyway" Concept. So here it goes, fear down to my toenails but stretching to the Southern Maryland "Golden Results" limit. At 4PM EST today, Friday 3/12/2010, I will be hosting my SECOND Southern Maryland GotoMeeting.com Webinar for 15 agent around the country. I will unveil my NEW 2010 Southern Maryland Listing Presentation PLUS present the Pricing Dialogs I utilize that over the years land me dead center on the correct pricing no matter what the market or zip code in Southern Maryland.

GotoMeeting.com TODAY 4PM EST Happy Hour Southern MD Listing Presentation & Pricing Scripts concept started when my former Manager mentioned that she felt pricing was one of my biggest strengths and to utilize it with Expired Listings who would most warmly welcome my No Nonsense Pricing Presentation. Then I mentioned this to Janie Coffey, my Social Networking Guru Mentor, and she asked if she could listen in on my discussion of what I do and say to my former Manager who wanted to hear and see it. That was of course a yes in one second flat since both have been wonderful to me. But Janie could only make a few minutes of the session last week. Here we sit, round two today so Janie Coffey can hear this A-Z. Then I somehow commented on Active Rain about Pricing and I met Leslie Ebersole and her coworkers who are joining in from Illinois. Then Nellie from NC read a post and hey, do you also want to join in today today?  How often do you get to hear another Agent's Presentation or Scripts?

Everybody has strengths and weaknesses, and one of my strengths  as an Agent is that accurate Southern Maryland Pricing is easy peasy to me. There has to be something that I do and say consistently year after year, decade after decade, to land stats that are 99-101% List to Sale Price Ratio without so much as a stumble or stutter. So I had to really think about it, and write it down, and then remember what I forgot to write down, and rehearse it on Powerpoint. It's a funny thing when something comes easily, you do it without knowing what you have done. I even added a few David Knox Clips I discovered this week in addition to all the stuff I routinely say and do. The weakness,,,,a few too many Starbucks and Panera stops between listing appointments per Riley Rover, Southern Maryland Sidekick Extraordinaire and Best Bud.

My thought is to record this and upload later to a password protected blog or site in lieu of programs at $300 a clip. Then the GotoMeeting.com serves a dual purpose or triple purpose. I have a family from the west coast whose entire transaction will be done remote control. So here comes Docusign, RELAY, and for the visual learner in all of us, GotoMeeting.com for the Listing Presentation and any other meetings I need to have since they cannot be done in person. I realize the MAGIC may become diluted to not do this in person, but after record breaking snow in Maryland and Clients all over the United States, necessity sometimes prevails.

My thought is atheltes practice, so why shouldn't we practice our Listing Presentations and Pricing Methods Dialogs? Come watch and listen to me practice. And give me a few tips and tools from your Marketplace. This is one different type of Realtor Happy Hour! You'll be happy with the tips you learn in the hour so why not call it Happy Hour!
