What can a Seller can do when the square footage is off in the tax records? This was my challenge for the day as a Realtor in Southern Maryland!
I got a good idea from my former Manager. She suggested calling an Appraiser and having a simplified statement completed at a much lower fee than the say $350 or so cost in Southern Maryland depending on the size of the home. Presto, I called Harrington Appraisals in Southern Maryland and for about a third of the price, they will sketch and measure the new listing PLUS complete a statement so I can validate the fact that the home is larger than the tax records purport. On Cape Cods, he explained there frequently can be a discrepancy due to an unfinished upper level at time of settlement or the unusual roof configuration.
There's nothing like proof in hand!
