Client versus Customer ...Synopsis of an ABR Pamphlet Article...When you start blogging, and you start to get the hang of it, and you realize that it is two posts a day for most days of the week, you start to really appreciate the articles and magazines and pamphlets that arrive on your Southern Maryland Realtor doorstep for a whole new reason. They are springboards for good articles and commentaries in daily posts. Anyway, the ABR pamphlets each month have really caught my eye as succinct topics of real public interest.
Client versus Customer ...Synopsis of an ABR Pamphlet Article...so the Client versus Customer concept is obvious to Realtors but equally important is that this concept be apparent to the general public. When you call a Listing Agent, they represent the Seller, their client. When you hire a buyers agent, this agent represents YOU and negotiates A to Z on your behalf. It as simple as the type of questions they may or may not answer. It is a higher level of service, an issue of fiduciary duties, and issues such as responsibilities, standards of loyalty and good faith, and obligations.
Examples of customer versus client differences posted in the ABR article in the Feb 2010 pamphlet are that as a customer the listing agent negotiates and protects the Seller vs you. The same goes for problem negotiations, price information, loyalty, needs. choices etc. Material facts are always disclosed but the professional insight is very valuable from a Buyer's Agent. So, frequently I post listings that have caught my eye and my goal is to represent you. There is also Intra Company agent representation when the listing is from your own Company which in my case would be RE/MAX 100. Nothing harmful or confidential can be revealed in these Intra Company agency relationships.
