Sellers: Please Skidaddle for Showings or Get Paddled! When we were kids, there was a paddle on the shelf with the inscription "For the Bear Behind." I'm not sure it was ever used, but as kids, we sure knew it was there. Anyway, I saw a great post explaining to Sellers to resist being present for real estate showings by Patricia Kennedy. It gave me the idea to write my own Southern Maryland Barns and Bay and Beach version to set the record straight.
Agents enjoy their job. If a Seller is present trying to hard sell their (fill in the blank..NEW carpet when the Purchasers have allergies and need to replace it with hardwoods OR fence for dogs when the Purchasers have cats OR BLUE when the Purchasers think any other color would only do OR you get the drift) then agents are quietly ducking under that blue carpet because they are the ones that later have to address the comment and mop up the wrong detour.
Even worse, the Buyers are in a rush to leave and not impose on the Seller's privacy. Or the normal communication between the Buyers and the Agent is curtailed. It's curtains down for open conversation on what are the items that impede this home as the first choice and are there suggestions that could allay the Purchaser's concerns.
If none of this resonates, then the following will. Sellers are a boatload of information that impairs their negotiating stance once the cat is out of the bag. Vamoose! Buyer's Agents are licensed, have been doing this sometimes decades or so, and love to meet and greet you, but everyone needs to do their job without interference no matter how well intentioned.
Sellers: Please Skidaddle for Showings or Get Paddled! So just like the paddle on the shelf, remember to behave. LEAVE! Go to Starbucks, go get an ice cream cone, venture out for a Klondike Bar, or slip in Panera for some iced tea. But leave the selling to the Buyer's Agent. Let the Buyer have time to enjoy your home and visualize it as their home. Let them be free to comment. Let them be able to discover what they love about your home so they want to make it their home.
